    It is my absolute pleasure to recommend Sonya Muller to anyone looking for a dedicated, knowledgeable, communicative, and understanding realtor. My husband and I were preparing to begin the process of buying and selling and, understandably, were feeling very nervous and a little overwhelmed. After meeting Sonya, those feelings diminished significantly. Her guidance, advice, and positive attitude helped us to have a much brighter outlook on everything. We had met with another agent prior to meeting Sonya and that meeting really did make us fearful that things were not going to work out; that it was going to be incredibly hard; that we would likely be “homeless” for a while; etc…and with two young children, all of this scared us tremendously. However, as soon as we talked with Sonya and heard her opinions and views on how she would handle the complex process of both buying and selling in this complex market, my husband and I both knew we were making the right choice.

    Sonya is honest, patient, has a great sense of humor (even when things seem incredibly stressful), and truly listens. She always kept us and our children in mind when showing us houses and giving us things to consider. She helped to make this process so much more enjoyable than we ever thought it could be and we absolutely attribute getting our new home to her advice on how to approach the offer and subsequent negotiations. Her sole concern was keeping our needs and best interests at the forefront while also helping us to consider what we would need to do to land a multiple-offer house. Sonya was instrumental in making the sale of our house and the purchase of our new home (and all of the details and negotiations in between) happen for us.

    Sonya is amazing! She knows the area, knows the properties available in the market, resale potential, and when you need can both give you your space as well as act fast! She's sometimes very busy but that only validates how many people trust her with their real estate decisions.     In fall 2015, my life situation led me to a cross country relocation from Kansas to California. As part of the relocation, I need to sell my house in Overland Park, KS that I had lived in for 11.5 years. The relocation process was extremely overwhelming and I needed help.

    Along came Sonya, who was the answer to my prayer. I was led to Sonya by a yard sign she had by a house in my neighborhood that she had recently sold. I figured she would be familiar with the local market if she just sold a house in my area at a good price. I went online and saw the services she offered and all the glowing reviews about her. This gave me more confidence. Hence, I wanted to contact her to discuss my situation and my needs. I sent her an email through her website at 10:30PM. I got her response in 30 minutes. Next day, we got on the phone to talk directly. Sonya listened to my situation attentively and then quickly came up with a high level proposal on how she could help me. She was positive, outgoing and energetic. I intuitively knew she would be the ONE for my case comparing to a few others real estate agents that I had contacted. So, I invited her to come to my house to take a look and to discuss more.

    Once Sonya arrived, she quickly identified areas that we should focus on and came up with a plan to get the house ready for the market. She was very clear on staying within a budget by only focusing on essential works that could increase the house value and that could maximize the chance of selling the house. She also offered to help me project manage all these works since I would have been moved out and be half way across the country when these works began. This was exactly what I needed as I was extremely worry about how I could project manage all the fix up works while I was away. I was so grateful that Sonya stepped up to help me, which honestly wasn’t part of her normal job description as a real estate agent.

    We met a few times afterward to firm up on a target selling price, what projects we would commit to, which contractors to use, and established a budget. From that point on, Sonya took it over, allowing me to focus on my relocation. After I moved out, Sonya kept me updated on every little detail and progress so I knew exactly what happened just like I was there in person.

    Once the house was ready. Sonya created a complete marketing plan to get full exposure of the listing. We had over 40 physical showing of the house within 2 weeks of listing in late November, the beginning of the typical low season. This was incredible! From these showings, we had received a couple offers. Sonya worked with me to select and responded to these offers. After negotiations, we committed to an offer that gave us the highest selling price in my immediate neighborhood at the time. Sonya’s strategy to increase my house value and her negotiation skills were the key for us to get such a great result!!

    During inspection, some hidden surprise issues that we weren’t aware of were discovered by the inspector. This was normal for a 20+ years old house. Sonya used her negotiation skills to work out reasonable resolutions with the buyer so everyone was happy with the outcome. She singlehandedly saved the deal because one of the issues was a HUGE sore point for the buyer, who was at the verge of backing out from the deal. Once we had the resolution, Sonya helped me to coordinate all the items we agreed to do as part of our commitment to the closing. With her help, we were able to close the deal right before the end of the year, the exact time that I was hoping for.

    Sonya took a huge load off my shoulder by being such a great PARTNER in this endeavor. She exemplified what a FULL SERVICE agent was about and set a very high bar for everybody else in the industry to follow. Her service and professionalism were unmatched. During the whole process, she kept a very positive attitude and always met challenges and obstacles head on. She kept cool during stressful time. I am so glad and grateful to have her on my case. I COULDN’T ask for a better outcome! She even helped me prepaid the contractors using her own money. In this regard, she is better than some of my friends. :-)

    For anyone who is looking for a trustworthy and experienced agent who not only could get you the best value but also could provide you with a 5 star service experience, search no more. You can not go wrong with Sonya. The only thing I wish for is if I could move her to California to help me out when I am ready to get into the market here. Seriously, don’t look further, just give her a call. You won’t regret it!
