Nichols who is the developer of the Country Club Plaza located just a few miles away and was initially intended to provide a community for military personnel returning from the Second World War. It was incorporated in 1951 and was named the best planned community in America in 1949 by the National Association of Home Builders.     Candy Cane Lane is a hidden gem in the Kansas City area. If you are looking for a quick Christmas light show, then head over to Candy Cane Lane in Prairie Village. The 7900 block of Outlook Lane in Prairie Village offers an entire street of brightly decorated homes and an easy drive around the block. At the end of the decorated cul de sac is a 50 foot decorated tree.
  • Prairie Village KS in the over $400K continues to be in a strong seller's market. It is a seller's market. Prairie Village is always in demand. Location! Location! Location! As of writing, September 8th, 2019, Prairie Village KS has 48 homes for sale in the over $400K price range. In August of 2019, there were 16 homes sold in this price range. If demand stays consistent there is only a three month supply of homes. Sellers have the advantage.

    New construction, including tear down and rebuilds, account for roughly one third of the available inventory. New home prices start at over $700K and recent new home sale prices topped out just under $2MM.

Prairie Village, however, is consistently hot right now, and the inventory levels are so low, that the absorption rate is measured in days versus months.

The festivities begin at 7:30 a.m. and start wrapping up around 1:00 p.m., which is perfect if you have evening plans to celebrate our Nations Independence.     While I have driven through the Prairie Village/Mission Hills area most of my adult life - I have only really started to appreciate the charm of it since my husband and I moved into the area a couple of years ago. For three seasons of the year the beautiful trees hang over the streets and provide a charming outdoor landscape. My boys are now old enough to walk with friends to grab pizza at the Village Shops and take in the outdoors while doing so It reminds me of when I was young and we were free to play and be gone most of the day without care or worry. Kansas City, while big, also seems like several small communities when you breakdown the city. Prairie Village is just one of the many charming areas from which to choose.

    Next time you are headed down to eat at the Village shops, assuming the weather is o.k., you might consider getting out of your car and taking a walk. You won't regret it!

    I love Prairie Village! In fact, PV is not only my favorite place to work, but it is also where my husband and I live and are raising our four kids.

    There is little I appreciate more than good food and beverage so it's only natural that my first "Favorite Things Insight" feature my favorite PV restaurant- Story! The quaint setting, knowledgeable and friendly staff, amazing wine list, and excellent menu combine to deliver an elegantly relaxing dining experience right in the heart of the Village Shops.

    Story offers a great happy hour Tuesday - Friday from 4:30 p.m. - 6:30 p.m. They also feature a $10 entree for members of their mailing list on Sunday evenings.

The PV Post (pvpost.com), a great community website keeping neighbors up to speed on all of the local happenings posted the following about the new French Market that just opened this week:

    "Earlier this fall, the Quillecs, who run the award-winning Café Provence just a few doors down from the new store, took a three-and-a-half week trip to Brittany to line up suppliers for French Market, and say a number of straight-from-France products will debut in the coming months. To start, though, the store is focused on offering take-home versions of some of the most popular fare from Café Provence. There are the restaurant's popular salad dressings, soups and quiche, as well as French standards like coq a vin and pate."

    Our family has lived in Prairie Village for a few years now and I am still taken aback by the energy and community of families buzzing around The Village shopping center. If you are interested in living in a vibrant place where people are always in their front yards, visiting with neighbors and out walking, this is the place for you.

    The Village boasts a Starbuck's, Dolce Bakery, Euston's Hardware and several other local businesses and eateries we frequent. But, we just tried Standee's, a movie theatre with dining and drinks, for the first time and loved it! It is a must for date night or for the family and it is within walking distance of lots of other great places!
