    Woodland Creek Subdivision
Woodland Creek neighborhood was developed by Pulte Homes of Greater Kansas City.
The neighborhood is divided into two separate areas - Woodland Creek Meadows, which is a collection of 3 bedroom, a smattering of 4 bedrooms, 2.5 baths, and 2 car garages. There are two story plans, California split level homes, atrium split levels, raised ranches and true ranch floor plans. The two most popular plans in the Meadows are the Gladstone, a 3 bedroom, 2.5 baths, 2 car garage floor plan and the California Split level plan. The true ranch plans are rare because there were only a handful of lots that they would fit on, because the house is so wide.

On the Woodland Creek Estates side, homes of the homes are 4 bedrooms, 2.5 or 3.5 baths, and 2 or 3 car garages. There are a few homes in the estates with 3 bedrooms, the Gladstone plan and the true ranch plans. All of the rest of the two story plans and the 1.5 story plans in the Estates are 4 bedrooms.

The three car garages tend to be on the cul-de-sac lots where the lot is 'pie shaped' narrow in the front at the street level, but widening out as you get deeper into the lot.

Woodland Creek is in the Olathe School District.

Woodland Creek is adjacent to both Brougham Park and Heritage Park.

    Woodland Creek Subdivision
Most homes in Woodland Creek have two or four bedrooms, 2.0 to 3.5 or more bathrooms, and all of the homes have at least a two car garage, with a third car garage popping up every so often. A good number of the garages in Woodland Creek have a 6' extension on the garage bay which gives extra storage space for "stuff', so you might end up with a garage that could accommodate a boat, small RV, or an extended truck or van.
In some of the floor plans the 6' garage extension also extended the master closet, particularly in the Derby Plan (2564 plan), Fallbrook Plan (2382 plan) or the Carlyle (2195 plan). An average home site or lot size will be in the 1/5 to 1/4 acre range, with some smaller and some larger. Woodland Creek Meadows and Woodland Creek Estates are loaded with cul-de-sac home sites and park side settings. The homes range in size from just under 1,400 feet to over 3,500 finished square feet. Typical selling prices are in the $200,000s.
Woodland Creek is handy to shopping, restaurants, and your choice of two Starbucks locations. Across the street you'll find Heritage Park, the second largest park in Johnson County. With a 30 acre "bark park" (off leash dog park), golf, soccer, picnic pavilions, and trails for hiking and biking, Heritage Park provides Woodland Creek residents with amenities you'd expect in a pricier community.
