Fairway has been a city since 1949 and is known as the City of Trees. The area is a beautiful residential community. There are around 4,000 people that inhabit the city as well as over 100 businesses. The town is considered small but is close to surrounding big cities like Kansas City. Things to do in the area include the Neale Peterson Park and the Shawnee Indian Mission Historical Site. This is an ideal place to live for those who like the idea of being in a smaller town but still being close to big city living.
  • In the last six months Fairway, in the $500K price and under, has had 37 homes sold/closed as of December 23, 2018. This ratio of homes sold to time is called the absorption rate. The most recent absorption rate averaged over the last six months is 6.1 homes per month. Currently there are six homes for sale in Fariway under $500k. If the most recent absorption rate continues it would take just a month to sell all of the homes for sale, assuming that all homes sell, and that no additional homes came on the market.

In general terms a market is considered balanced when the supply of homes equals 5.5 to 6.5 months of inventory compared to demand or absorption rate. The lower the month's supply of home is, the seller tends to see an advantage in price or terms. The higher the months supply of homes the more advantage there is to the buyer in terms of price or terms.

Fairway KS, in the under $500K price range, is in a very strong sellers's market in terms of supply and recent demand. This is tempered as well by high demand for the this price range in general in Northern Johnson County as well as a diminishing supply of homes as buyer, builders, and investors buy, tear down, and rebuild something larger, naturally in a much higher price range.
  • Beginning in the fall of 2014, Fairway, also known as the "City of Trees", renovated their public pool! Located inside Neal Peterson Park at the intersection of 62nd Street and Mission Road, the multi-million dollar renovation included a new bath house, zero depth area for young children, new pool decking, a grass terrace, and new shade structures. The pool is open Memorial Day through Labor Day and is just another reason why the city of Fairway is such a desirable place to live!

The "joint venture" fireworks display with the cities of Fairway, Mission Woods, Roeland Park, Westwood, and Westwood Hills is my favorite. Cool temperatures from the recent, heavy rains made for an enjoyable evening, and probably made it safer as well. Parking is a challenge, but walking is good for you! I put 2,000 steps on my Fitbit, which I surely need. My camera is not a real fancy one, but I set it up on a tripod, used the "fireworks" setting, turned off image stabilization, and used the two-second timer to prevent camera shake. I was perched at the north end of the football field, and had a wonderful, unobstructed view.

We were thrilled to view the fireworks display held at Bishop Miege High School on July 3, 2015. The location was perfect for viewing because you could get so close and had no obstructions. This beautiful display was sponsored by the cities of Westwood and Roeland Park, along with financial assistance from the cities of Westwood Hills and Mission Woods. The display will be on our list every year from now on. It is easy to get to, there is plenty of parking, and the views are just great.

Beautiful Fairway is part of what we call the "Golden Triangle". Do you know what the streets are that make up the Golden Triangle?

Looking at a map, you will see a literal triangle in this portion of Fairway. The Golden Triangle is immediately to the north of the Kansas City Country Club golf course, immediately to the west of the Mission Hills Country Club golf course, east at the point where Mission Road meets Shawnee Mission Pkwy and State Park Road, and south of the Fairway shops on Shawnee Mission Pkwy.
