Leawood, Kansas is a Kansas City suburb located in southeastern Johnson County and has a population of 31,867. It is served by the award winning Blue Valley School and Shawnee Mission School Districts. All five Blue Valley high schools were named to the Washington Post’s list of America’s most challenging high schools, accounting for half of the Kansas schools making the list. Incorporated in 1948, Leawood quickly became known for its lovely residential neighborhoods, excellent schools, and beautiful parks and still known for those qualities today. Over the past several years, the city has added many retail and office developments, including Park Place and Town Center.
During December 2018 Leawood KS had 35 homes sold/closed. There are 156 homes available for sale. This ratio of homes sold over time is called the absorption rate. If the absorption rate continues at the same pace as December 2018 then it would take 4.5 months to sell all of the homes for sale assuming that all homes would sell, and that no additional homes came on the market. In general terms a market is considered balanced when the supply of homes equals 5.5 to 6.5 months of inventory compared to demand or absorption rate. The lower the month’s supply of home is, the seller tends to see an advantage in price or terms. The higher the months supply of homes the more advantage there is to the buyer in terms of price or terms.Higher demand for Leawood homes, due to location, schools, and limited supply gives home sellers a slight advantage in negotiation of terms.
