    This is a 231-acre park that features a 35-acre, deep water lake that offers a dam and spillway. There are trails through grass and wooded areas as well as natural play areas. There are two shelters and five playground areas that offer play streams, a sandbox, log stepping, boulder climbing, and many different types of playsets. This park also allows boating and fishing.     We unexpectedly had a slow leaking kitchen sink that I discovered on Saturday morning. As I tried to find the "source" of the pool of water in the cabinet, I noticed that the drip was in the back and was causing a bit of mold! I dried it up and put towels down (because a family of 5 can't NOT use the kitchen sink) and called our plumber who installed our new faucet. They were booked until the next day which was Sunday when they fixed the dripping faucet and immediately called Power Dry to come and dry up the water still behind, under the sink, and on the floor.

    They utilized 4 industrial-sized fans to dry up the wood. Small holes were made in order to force air to blow where a normal fan could not reach. To say the least, despite the loud sound, we are so lucky to have such great customer service and quick to-the-rescue fix. If you find yourself in this predicament, reach out to Power Dry. They have great customer service and timeliness!

    Finding a new place and just happened to stumble upon this amazing restaurant called Silo Modern Farm House. On this particular day, we were lucky as the weather was fair. Silo Modern Farm House is located in Lenexa, KS. This gorgeous and spacious dining establishment is located on Canyon Farms Golf Course. What I love most about this amazing restaurant is that they are farm-to-table and source almost all of their products from local farmers. You will be in awe from the moment you pull into the drive with the large farm silo, to the beautiful building, the classy ambiance with a touch of a farmhouse, and let's not forget the view of the stunning golf course view as you dine.

    During my visit with my mother-in-law, I had the Vegetable Pot Pie made with a fresh house-made sweet potato herb biscuit and a side of cast iron prepared Lyonnaise potatoes with butter and herbs. Absolutely delicious and had the best flavor. The waitress tempted us with the dessert of course and we opted for the banana cream pie. A crowd-pleaser for sure! Needless to say, not an ounce of anything was left to take home.

  • If one of your New Year Resolutions at the start of 2021 was to get fit, this upcoming event at Lenexa Recreation Center is for you! On Saturday, February. 27, from 10:00-11:30 a.m., the Lenexa Rec Center is having a free fitness checkup. You do not need a membership to participate. Certified personal trainers will be there to check weight, body fat percentage, sit-up test, pushup test, plank test, and 40-yard dash test. Just show up, 17201 W 87th St Pkwy, Lenexa, KS 66219, and see where you are at. The center will also be doing additional tests throughout the year.

    When the urge to take a beautiful walk comes upon you, head to one of the access points to Mill Creek Streamway Park. This amazing, linear park runs north and south through the cities of Lenexa, Shawnee, and Olathe. The trail begins on Nelson Island on the Kansas River and goes all the way to Olathe—about 17 miles! The walking/biking trail is named the Gary L Haller Trail and it is designated as a National Recreational Trail. What an amenity for people in Johnson County, Kansas. There are eight access points and three of them are in Lenexa. Much of the Lenexa part of the trail parallels active train tracks, and there are some very scenic overlooks there. If you are on a long walk, you will have lots of support in the way of drinking fountains and restrooms. There are plenty of benches along the way too where you can take a break. Many spurs from the trail go through other parks and destinations such as Blackhoof Park/Lake Lenexa.

    I visited Black Dog Coffeehouse this morning in Lenexa off 87th Street and was fabulously enlightened. It's a very cozy yet urban feel with yummy coffees, lattes, pastries, and a great vibe about it. It was 9:30 a.m. on a weekday when I visited and it was still packed with people visiting, having business meetings and using the free wi-fi. Please check it out if you are in the area, as you will not be disappointed!
  • Lenexa has sold/closed 215 homes in the last three months as of January 15th, 2019. This ratio of homes sold over time is called the absorption rate. The most current average absorption rate is 57 homes per month. As of writing there are 157 homes for sale in Lenexa. If the absorption rate continues at the same pace as the last three months, it would take just under four months to sell all of the homes for sale assuming that all homes would sell, and that no additional homes came on the market.

    In general terms a market is considered balanced when the supply of homes equals 5.5 to 6.5 months of inventory compared to demand or absorption rate. The lower the month's supply of home is, the seller tends to see an advantage in price or terms. The higher the months supply of homes the more advantage there is to the buyer in terms of price or terms.

    Higher demand in Lenexa, versus some other Johnson County cities gives home sellers an advantage while negotiating terms. If you are thinking of selling your home in Lenexa, it doesn't get much better than this.

    One of the best features of the Lenexa lifestyle is the fine park system. A favorite park in the heart of Lenexa is Sar-Ko-Par Trails Park. It houses the Legler Barn Museum, which is where the Lenexa Historical Society is located. It has a beautiful lake with a large bridge and a fine gazebo too. Many festivals and events are held here, but Christmas is especially wondrous.

    There is a ceremony for the lighting of the park and every night you'll find people walking around the lake to view the lovely lights. It is not unusual to see portrait photographers and landscape photographers all around--including me! Every year there seem to be more lights and more beauty to take in.

    The Old Town part of Lenexa is so picturesque--especially in the spring! The railroad crew had a nice day to work on those tracks. To me, the whole character of the old downtown Lenexa is centered around the train tracks. I love that both my office and my house are nearby. It is fun to hear them go by. Improvements to Old Town Lenexa are in the works, and I can't wait to see what they are. Lenexa is one great place to live. I Love Lenexa!

    Tomorrow is the very first farmers' market at the new Lenexa City Center! This looks like it will be a great market. All products are required to be sourced within 250 miles of Lenexa, so it's all local goods. I can't wait to check this out. Located on the bottom floor of the parking garage at the Lenexa Civic Campus. Free parking on the upper floors of the garage, which is very convenient.

    There is a park in Lenexa that is in an out-of-the-way location. It is aptly named Hidden Woods Park, and is located to the west of Quivira, off 83rd Street. It is a small, 16 acre park behind the exclusive Maplewood subdivision. The park has a walking trail and a small pond. You can even fish for bluegill, channel catfish, and sunfish there (with a license, of course). I think the best part about the park is the natural grasses and other plants. The cat tails and native grasses wave in the wind and are fascinating to examine. I can sit on the dock or on a bench and enjoy watching and hearing birds. You can hear plenty of frogs croaking too! It is quite the place to get away from it all.

    Lenexa is known for its food festivals. There is the Food Truck Frenzy, Spinach Festival, the Great Lenexa BBQ Battle, and the Lenexa Chili Challenge.

    This year, the Chili Challenge is on Friday and Saturday, October 20th and 21st. The weather promises to be perfect! There is free admission to the event on both days, and free samples will be given out on Saturday while they last.

    This is so much fun for everyone, and it is a great opportunity to see the old downtown Lenexa. While the original downtown is pretty small, it has some cool old buildings, an old train station, and they have great shops too. There is live music both nights, and fireworks on Friday night.
