    This area is within minutes of the Plaza, Leawood Town Center, Prairie Fire, and more. Children will be a part of the Shawnee Mission School District. The area is a part of an HOA that includes trash service. There are over 1,200 homes in this community so if you are looking for a small community, this might not be the one for you. 46 homes have sold in the past six months ranging anywhere in the $200,000 to mid $500,000 range.

    This neighborhood is just outstanding! This location in the city that is so central to everything, makes it one of the most sought after neighborhoods in the area. Outstanding Shawnee Mission Public Schools are just one of the reasons many seek a home in the area. Take a stroll down the tree lined streets, bike to a nearby park or trail. Nall Hills in Overland Park is a great place to be!
  • Nall Hills is an extremely active subdivision for sale. As of mid November 2018 there have been 24 sales in the last 90 day. Eight homes per month average. This is a popular place to live. At the time of writing there are seven homes available for sale, eight homes under contract pending closing, and three homes under contract who are looking at back up offers.

    With a neutral or normal real estate market, there are 5.5 to 6.5 months supply of homes for sale. Meaning that if demand for homes stayed constant, all the homes would sell, and no new homes came on the market, then it would take 5.5 to 6.5 months for buyers to purchase all of the inventory. This is just a rule of thumb to give people an estimate of what the current realities of supply and demand are for an area. Homes are going to be coming on the market, demand is rarely constant, and not all homes sell.

    Nall Hills is a great subdivision in Central Overland Park. It is comprised mainly of houses with either ranch style floor plans or side to side split plans, with great square footage. The homes were primarily built between 1955-1965, so the lots are nice sized and have beautiful large trees. The location cannot be beat, with I-435 and 69 Highway nearby, for easy commuting, as well as nearby shops and restaurants. The Shawnee Mission School District is excellent, with the Nall Hills subdivision being centrally located between four schools. Nall Hills neighborhood is a great place to call home, with friendly neighbors, great schools, and an excellent location!

    Just east of Metcalf and between 95th and 103rd street, this popular subdivision is great for first time home buyers and those who are looking to downsize. With all the new things going on in the area, this is a fabulous location. You can access I-435 in a minute, and get to any main corridor within minutes. There is lots of shopping nearby, and will have even more to choose from in the near future.

    You can find single family homes and a few half duplex's in the area. Prices begin as low as $112,000 to a high of $290,000. The low ones go quickly so be prepared to make a fast decision if you are looking for a fixer upper!

    Nall Hills is a great subdivision located just west of Nall Avenue and about 103rd Street. It almost goes all the way north to 95th so it is quite a large subdivision. Sales have always been very strong there and it has a strong reputation as a sought after area to live. Many ranch style homes are in the neighborhood. The tree lined streets make it a great comfortable place to live.

    95th & Nall has lots of shopping, including places to eat and a small amount of other retail shops. Located close to the proposed new development at 95th and Metcalf, the area has a bright outlook. Almost 90 Homes sold in 2014 with an average price of about $190K. Average days on market for those sales was about 55 days. You can't miss with Nall Hills!

    I love my Nall Hills neighborhood! Located in the heart of Overland Park, it offers tree-lined streets, walk-able sidewalks, and close proximity to parks, shopping, and dining. I'm excited that my son will be able to walk to John Diemer Elementary in a of couple of years and later to Indian Woods Middle School. When he gets to high school, Shawnee Mission South is a bike ride away. I really enjoy walking and running on the nearby Indian Creek Trail and on the way, waving hello to my friendly neighbors, some of whom I've met at our neighborhood garage sales and parties. Very accessible to I-435 and the Plaza, it's easy to get to almost anywhere in the Kansas City area from Nall Hills.

    There are a variety of restaurants, from Mexican to an Irish Pub and sushi. Corporate establishments include the Olive Garden and Red Lobster. Shopping is an adventure as well, with Tuesday Morning, Savers, and CVS within walking distance. Town Center and Ranchmart shopping are a short car ride away.

    The Nall Hills subdivision in Overland Park is an established neighborhood in central Overland Park. Its convenient location makes life just a little easier. It is situated between Metcalf Avenue and Nall off 95th Street. The homes were mainly built in the 1970's and many feature older-home amenities such as quality hardwood flooring, large trees, and large lots.

    One of the best things about Nall Hills is that children can walk to all three schools. The elementary school is John Diemer. The middle school is Indian Woods. The high school is Shawnee Mission South at 107th and Lamar. Parochial schools are also nearby.

    A co-worker of mine lives in Nall Hills and she chose it because of its close proximity to work, Corporate Woods and the beautiful Indian Creek Trail. Nall Hills is within walking distance to The Home Depot, Olive Garden, Red Lobster, and Jack Stack Barbeque.
