    Nottingham Forest is such a beautiful neighborhood. With such unique houses, incredible landscaping, and pretty trees everywhere, especially in the fall, it is truly a spectacular neighborhood. I make a point to take the long way home down Nieman Road just to enjoy the scenery. Would definitely be perfect to take a walk or ride your bike through!

    Hate traffic?? Drive time is easy living in Nottingham Forest. 69 Highway is usually bumper to bumper during rush hour, but the 119th exit is a breeze! Nottingham has beautiful mature trees, community pools, tennis courts and a play area. It is such a family friendly subdivision with lots of activities for children and adults. The HOA board is fantastic and the subdivision has plenty of reserves. The Blue Valley schools are Oak Hill, Oxford Middle and Blue Valley NW. The entrance is just a bit west of 69 Hwy at 119th.

    What is the skinny on Nottingham Forest? In 2017, 26 homes sold in the price range of $315,000 to $500,000. The lower end are the smaller homes or the ones that need updating. The higher end homes are updated or may be a golf course lot. Building in the subdivision started in the late 70's and all the homes are unique. You will be hard pressed to find two exactly alike. The location is close in, with an exit off 69 highway onto 119th Street. It's is great to not have to sit in the traffic traveling further south. Currently, the homes that are updated seem to be moving quickly as in the past few weeks, five more are under contract. It has been my home for over 32 years and I still love the neighborhood. It is older but treed and beautiful.

It is located off of 119th Street and 69 Highway and home prices range from the low 300's to mid 600's. Residents enjoy fast "in and out" to the city via I-435 and it's situated just 35-40 minutes to Kansas City International Airport.

    The subdivision has two pools, tennis courts, and a play area. Nottingham Forest is located in award winning Blue Valley School District, with Oak Hill Grade School and Oxford Middle School within walking distance of most homes. The high school is Blue Valley Northwest.

    There are lots of mature trees that line the streets and some homes back to woods or the Overland Park Public Golf Course.
