The Persimmon Hill neighborhood of Olathe is well known for its amenities. The homes association dues are only $300 per year and there is a fishing lake, three pools, play areas, tennis courts, and a walking trail through the greenway. Sometimes you even see deer there! There are a bunch of homes in this subdivision - about 600. Many of the homes were built in the 1980's and 1990's and now there is even a little new construction. It is all really quite exciting in this area because Persimmon Hill is adjacent to the new Olathe West High School. Right up the road on Santa Fe is a Wal-Mart and a ton of other restaurants and shopping opportunities along K-7.

In the last 12 months Persimmon Hill has had 51 homes sold/closed as of December 27.2018. This ratio of homes sold over time is called the absorption rate. The most recent absorption rate averaged over the last 12 months is 4.25 homes per month. At the time of writing there are seven homes for sale in Persimmon Hill. If the most recent absorption rate continues it would take, on average, two months to sell all of the homes for sale, assuming that all homes would sell, and that no additional homes came on the market.

Sales in Persimmon Hill have been helped by new construction homes starting back up with Rodrock development and Prieb homes.

In general terms a market is considered balanced when the supply of homes equals 5.5 to 6.5 months of inventory compared to demand or absorption rate. The lower the month’s supply of home is, the seller tends to see an advantage in price or terms. The higher the months supply of homes the more advantage there is to the buyer in terms of price or terms.

Persimmon Hill, being in higher than average demand compared to supply means that, in general, sellers have an advantage in terms of negotiations of terms.

Home sale prices in the last 12 months, as of December 27, 2018, ranged from $180s to $360’s. Median sales price was $267K in that time period.
