Tommy Cooper asked me, "What is the best advice you can a give first time home buyers? You know, the one thing that people need to be aware of when they're buying their first home."The first thing I would recommend is before you start looking at houses talk to a lender. It's not cool advice or sexy advice but it's very important. A lot of first time buyers find it very intimidating but there is nothing to worry about and it's actually pretty simple. Take two tax returns, two months pay stubs, and months bank statements and go to your bank and speak with their loan officer. (1) It will help you know what you can afford. Then you aren't looking at homes that are below what you qualify for or more then what you can afford. (2) It helps you get the house you want because the buyer will look at financing when considering offers and if you are pre-approved and the other buyer is pre-qualified they will be inclined to accept your offer. (3) The scariest part of buying a house is finding out what you qualify for. Once that's out of the way the rest is fun!
