    Bel Air Heights is a neighborhood full of mature trees, well-kept homes and friendly residents. It is located between Nall and Lamar Avenues, north of 95th Street and south of 91st Street. It offers quick and convenient access to I-435 so you can easily get anywhere in the city.

    There are 370 homes in Bel Air Heights, most built in the early 1960’s, with ranch or side split level floor plans. Most homes have 3-4 bedrooms, 2-3 full bathrooms and 1 half bath. An optional HOA provides garbage service and plans social events for residents.

    In 2014, 22 homes were sold in Bel Air Heights. The average sale price was $202,000 with an average of 40 days on the market. Twelve homes have sold in 2015 (Jan-Sept) with an average sales price of $232,000, and 30 days on the market.

    The younger residents of Bel Air Heights spend their school days at John Diemer Elementary and Indian Woods Middle School. Both schools are just a short walk or bike ride away, located south of 95th Street and Lamar Avenue. You'll find the older kids at Shawnee Mission South (SMS) High School which is near the Nall Avenue and 107th Streey intersection. The green and gold Raiders of SMS are a 6A school with approximately 1,600 students.

    Necessities are not too far away, within 2 miles (or a 5 minute drive) are several grocery stores: Hen House, Price Chopper, Hy-Vee, Wal-mart Marketplace, Whole Foods and Natural Grocers. For even more convenience, beginning in February 2016, Sprouts will be opening right next to the neighborhood in the Nall Hills Shopping Center at 95th Street and Nall Avenue.

    There are two Trader Joe’s nearby at Town Center (KS) and Ward Parkway Shopping Center (MO). If you want to pick up some ‘two buck chuck’, you’ll have to head to the store in Missouri; Kansas laws don’t allow grocery stores to carry wine and liquor. It's worth the short drive to visit either location.

    Outdoor recreation isn’t far if you live in Bel Air Heights. There is quick access to Indian Creek Trail at Nall Avenue and 103rd Street. Franklin Park, Roe Park and Nall Hill Park are also all close by. Right across the street, east of Nall Avenue, you will see Meadowbrook Country Club in Prairie Village. This land has 94 acres that will soon be developed into Meadowbrook Park, a wonderful addition to the area.

    If shopping is your form of fun, you will love that premium retailers, boutiques and gift stores are in abundance near Bel Air Heights. You are just minutes from Town Center, Hawthorne Place and Park Place in Leawood, Oak Park Mall in Overland Park, and Ward Parkway Mall in KCMO. Plus, it’s just a short drive to the Country Club Plaza!

    Foodies, you will find many great restaurants only a few minutes away from Bel Air Heights. From a burger at BRGR, pizza at Spin or wine and bruschetta at Urban Table, there is something for everyone at Corinth Square. Park Place boasts Sushi at RA, upscale casual at Pig & Finch and seafood at 801 Fish. This is just a small sampling of tasty destinations to enjoy near the neighborhood.
