    Mission Hills KS, an idyllic setting of one of a kind homes, stately trees, and beautifully arranged boulevards replete with sculpture. Mission Hills is essentially composed of Sagamore Hills, Indian Hills, Belinder Hills and Mission Hills subdivisions. Landmark homes are prevalent. Some have never been on the market - custom built for one family and they have stayed in the same family for generations. Others may get six or seven figure remodels. Sometimes, and with city approval, two older homes come down and a new masterpiece arises.

    Homes for sale in Mission Hills are almost always by appointment only and may require proof of funds before showing. A number of the homes will have virtual tours, including Matterport 3D tours, but those tours are also often kept private and only shared with those that are able to prove ability to purchase.

    If you can imagine a feature in a home, it probably already exists somewhere in Mission Hills. Indoor pools, outdoor seating for 75, bowling alleys, shooting ranges, basketball courts, you name it, someone probably has it.

    Mission Hills had quite the exciting beginning. J.C. Nichols, (developer of the famous Country Club Plaza in Kansas City, Mo) envisioned Mission Hills as a neighborhood for his "upscale" clientele who were moving in during the Plaza's beginning. It remains this style of area today.

    At first, Nichols worried that these clients didn't want to be on the Kansas side of the state line. However, that quickly changed as the wives of the elite wanted to get their kids away from alcohol and booze was prohibited on the Kansas side. Mission Hills grew and in 1914, Nichols wanted to develop the Mission Hills Country Club. But again, alcohol was not allowed in Kansas. He solved the issue by building the golf course in Kansas and the clubhouse on the east side of State Line Road in Missouri. Problem solved! To this day as you drive south on State Line Road, just south of Shawnee Mission Parkway you will see the golf course to the right (Kansas) and the Clubhouse to the left (Missouri).
