    Tomahawk Creek Trail
    This nature trail begins in Leawood City Park and is 12.2 miles of serene, beautiful green space! Sprawling through dense woods, ponds, several parks, and adjacent backyards of upscale homes, this trail truly has something for everyone to see. The paths are well-maintained, well-marked, and easy to navigate. Wooden benches spaced throughout provide convenient places to rest if needed. I most enjoy the variety of scenery and parks to see along the route. Although the trail extends into Overland Park, the Leawood portion of the trail is my favorite because it has several spinoff trails and, in my opinion, the best nature scenes (including a lot of ducks!). Whether biking, running, or leisurely walking your dog, Tomahawk Creek Trail is a true gem for nature-lovers!

    First, let us break Leawood Estates into two segments; under $600K and over $600K.

    In the under $600K price range there are currently 20 homes for sale. 23 homes have sold and closed in the last six months. Three homes are pending closing as well. A 'balanced' market has a roughly a 5.5 to 6.5 months supply of homes. Supply of homes is arrived at by taking the number of available homes and dividing it by the sales rate over any given time. 23 closed sales in six months yields an average absorption rate of 3.8 homes per month. It also assumes all homes sell and no new homes come on the market. Leawood Estates has a 5.2 months supply of homes based upon the current sales over the last six months. So the seller has a very slight advantage in the market.

    Sellers should note that to sell in the next 30 days, they will need to be one of the top four homes in the neighborhood, assuming demand stays the same. New homes are almost always coming on the market, of course. If your house has been on the market for more than 30 days, it may be time to review price, condition, and exposure.

    In the over $600K price point there are nine homes currently for sale. In the last six months there have been nine closed sales. There is one pending closing home and one home showing for backup contracts. A perfectly normal market situation where a well informed buyer and a well informed seller should be able to determine a fair market value with a sale.
