A 'balanced' market has a roughly a 5.5 to 6.5 months supply of homes. Supply of homes is arrived at by taking the number of available homes and dividing it by the sales rate over any given time. 23 closed sales in six months yields an average absorption rate of 3.8 homes per month. It also assumes all homes sell and no new homes come on the market. Leawood Estates has a 5.2 months supply of homes based upon the current sales over the last six months. So the seller has a very slight advantage in the market.
