As the county seat of Johnson County, Olathe is a thriving community that is rich in Kansas history. Olathe, the fifth largest city in Kansas, is located just 20 miles southwest of downtown Kansas City. An easy drive from downtown on I-35, Olathe has great access to the many cultural advantages available to residents in a major metropolitan area.

Olathe, founded by Dr. John T. Barton in the spring of 1857, is a Shawnee word understood to mean "beautiful." This beautiful town functioned as a stop on the Santa Fe Trail, the Oregon Trail, and the California Trail. Back in the day, supplying travelers was the main source of income for local stores and businesses. A local landmark, the Mahaffie House, was a popular resupply point for wagons headed westward and is a registered historical site maintained by the City of Olathe.

Olathe continues to be an important asset to the Kansas City metro area. The city has a thriving business industry that is home to several large corporations, including the headquarters of Garmin. The Olathe School District has compiled many accolades, including receiving 17 National Blue Ribbon School Awards from the U.S. Department of Education and having ACT and SAT scores that are above average to the nation. In addition to public schools, Olathe is also the home to the Kansas School for the Deaf, MidAmerica Nazarene University. There are over 43 neighborhood and community parks in Olathe, hosting a variety of year-round events.

This ratio of homes sold over time is called the absorption rate. If the absorption rate continues at the same pace as August 2019, in this price range, then it would take 2.9 months to sell all of the homes for sale assuming that all homes would sell, and that no additional homes came on the market.

    In general terms a market is considered balanced when the supply of homes equals 5.5 to 6.5 months of inventory compared to demand or absorption rate. The lower the month’s supply of home is, the seller tends to see an advantage in price or terms. The higher the months supply of homes the more advantage there is to the buyer in terms of price or terms.

    Higher demand for Olathe homes in the $300K plus price range gives home sellers a slight advantage in negotiation of terms. Even with the expansion of new home communities in Olathe in the price range, the demand for homes continues to outstrip supply.

    New homes account for 230 of the 388 homes available for sale in the price range in Olathe. Notably Boulder Creek, Boulder Hills, Cedar Creek, Cedar Ridge Reserve, College Meadows, Forest Hills the Meadows, Foxfield Villas, Heather Ridge South, Huntford, Prairie Farms, and Stonebridge have new homes under construction and ready to purchase.

    Heritage Park Dog Park entrance is located just south of 159th Street and Blackbob Road in Olathe. The off-leash dog park area at Heritage Park is 30-acres. The dog park features a large fenced in area, a looped walking path, water fountains, restrooms, and a small pond.     A neat park in the older part of Olathe, KS is Frisco Lake Park. It has a nice walking trail that’s almost a mile long. Along the way, there are stops with fitness opportunities. There are also sand volleyball courts and a basketball court. For a fun family picnic, you can reserve the shelter house or the gazebo. Both shelters have electricity and a water fountain, but the only restrooms are the portable type.

    Railroad tracks are adjacent to the park, and it is cool to sit there and watch the trains. The wildlife doesn’t seem to mind the trains! There are herons, Canada geese, and mallard ducks hanging out with each other. It is a truly peaceful spot in old Olathe.
  • I attended the kickoff celebration at Garmin Headquarters on Monday evening, March 5. This was an excellent event, with several female pilots sharing their experiences, both in flight and in the aviation industry in general. I learned to fly many years ago but haven't taken a plane up in a few years, after selling my last one. This event reminded me of how much I love to fly. I'm planning to dust off my wings and get back in the air!

    During the months of April through August, Olathe has a Fourth Friday event in downtown Olathe on the square. Many food truck vendors are there with a wide variety of every type of food you can practically think of. The fire trucks are also there so that kids can get inside and get their photo taken. Children seem to have a wonderful time with the petting zoo and making giant soap bubbles. Dance music is playing, and there is a dance instructor to show everyone the classic line dance moves like the Macarena and the Electric Slide. It is just a nice, mellow evening in the old part of Olathe, and I highly recommend it!

    The kids have their costumes ready and the family is all set to celebrate Halloween all over the greater Kansas City area. Here are a few events happening in Olathe:

    October 28th: Monster Mash at Olathe Family YMCA, 21400 W. 153rd Street, from 6:00 p.m.-8:00 p.m. This indoor Halloween bash is fun for people of all ages. Come by for treats, moonwalk, crafts, mazes, costume contest and more. Cost is $3.

    October 29th: Haunted Swamp at Olathe Community Center, 1205 E. Kansas City Road from 6:30 p.m.-8:00 p.m. The fun begins with pumpkin decorating and lifeguard trick-or-treating, followed by a pumpkin dive and open swim in the swamp. No costumes for this event. Cost is $15 per child and $10 per child for Olathe residents. No charge for parents.

    The City of Olathe now holds their annual fireworks show at the College Boulevard Activity Complex, which is just west of Woodland and on, of course, College Boulevard. This is a great, new location because there is plenty of parking at the complex and at Olathe Northwest High School. We wanted to arrive early because we were worried about parking, but there were plenty of spots available. Getting out of the parking took a half hour though! The display was grand, and we had beautiful weather with no wind. Many people had arrived quite early and set up little picnics in the parking lot. Kids were playing ball. There was a food truck too. It was simply a beautiful evening and a wonderful Independence Day show!

    It is so exciting to see how Olathe, KS has grown in the past 30 years...The newly opened Embassy Suites Convention Center hosted it's first Olathe Chamber Annual meeting on 1/29/16.

  • The farmers market in Olathe is one of the best places around to meet, shop for fresh produce, check out the great crafts and just enjoy the day. If you are in luck, a live band may be on site performing. You will find the Olathe Farmers Market at 1205 Kansas City Road (west Parking Lot) right next to the community center. Be sure to come early as the farm fresh eggs are quite popular and usually one of the first items to sell out. Open Saturdays (April 19 to October 25) at 7:30 am until sold and on Wednesdays (May 14 to September 24) 7:30 am until sold.

    There are so many great things to say about Olathe, KS...it is like living in a small town, but having over 130,000 people. You can walk into an area shop...or my bank and they call me by name, not a number. Olathe is over 150 years old and runs very deep in local history...home of the first cowboy boot factory, and Mahaffie Farmstead.

    The City of Olathe has a great mayor, Mike Copeland, city infrastructure, and amazing growth potential. It is one of the fasting growing cities in the US. It is home to Garmin International, Olathe Medical Center, the largest medical campus in the country, Farmer's Insurance headquarters, Executive Airport, and the K State Biotech Medical Park.

    Olathe Schools are great and have many great programs structured for the students individual growth.

    I can't believe I've lived in South Johnson County this long and had no idea until this summer, this gem was so close to us. My 5 year old daughter and I have been twice and this weekend my husband tagged along for the third trip in just under two weeks. A lazy river, shallow play structure, raft water slide, clean and well stocked concession stand, TONS of seating. The staff is very professional and friendly. If you haven't checked it out, you should. Yes, we have a neighborhood pool, but Black Bob Bay provides a nice change up from the mundane neighborhood pool. $6 for ages 3 to 61, reduced rates for others.
