All performances are weather permitting and scheduled to begin at 6:00 p.m. The event is located at 9101 Nall Ave in Prairie Village, KS.

According to Zillow, the most sought-after housing market for 2022 is Prairie Village, Kansas! While this might come as a surprise to some house seekers, it's hard to deny that there are plenty of reasons why people want to call this picturesque place their home. From its convenient location close to the metro area and its charmingly friendly neighborhoods, it's clear why Prairie Village, KS was chosen as the hottest housing market of the year. There's never been a better time to explore all that Prairie Village has to offer.

Prairie Village was first recognized as a city in 1951. J.C Nichols, who constructed the plaza and then decided to turn the rolling hills of the area into a well-planned community of beautiful homes and shopping centers. Prairie Village is only a few miles from the plaza so there is much to do and see. In 2005, the city was named one of the top five for best suburban cities by the Kansas City Star. There are over 20,000 inhabitants of this city, so if you are a small-town person, this might not be the best city for you.

If you've never had Rise's blueberry biscuits... you are missing out on a part of life!!! Stop what you're doing and go try them. You won't regret it!!

There are many homes for sale on State Line by Ward Parkway. Drive up and down State Line and you will see homes on that street in just about every price point. Great place to drive up and down to see what type of home you are interested in.

Candy Cane Lane is a hidden gem in the Kansas City area. If you are looking for a quick Christmas light show, then head over to Candy Cane Lane in Prairie Village. The 7900 block of Outlook Lane in Prairie Village offers an entire street of brightly decorated homes and an easy drive around the block. At the end of the decorated cul de sac is a 50 foot decorated tree.

Prairie Village KS in the over $400K continues to be in a strong seller's market. It is a seller's market. Prairie Village is always in demand. Location! Location! Location! As of writing, September 8th, 2019, Prairie Village KS has 48 homes for sale in the over $400K price range. In August of 2019, there were 16 homes sold in this price range. If demand stays consistent there is only a three month supply of homes. Sellers have the advantage.

New construction, including tear down and rebuilds, account for roughly one third of the available inventory. New home prices start at over $700K and recent new home sale prices topped out just under $2MM.

In general terms a market is considered balanced when the supply of homes equals 5.5 to 6.5 months of inventory compared to demand or absorption rate. The lower the month's supply of homes is, the seller tends to see an advantage in price or terms. The higher the months supply of homes the more advantage there is to the buyer in terms of price or terms. Prairie Village, however, is consistently hot right now, and the inventory levels are so low, that the absorption rate is measured in days versus months.

Austin Harmon Park has a lot to offer for all ages and it is centrally located directly next to city hall, the police station and new fire station, Shawnee Mission East High School, and the Prairie Village pool. Take a stroll on the trails and you'll see dispensers with dog waste baggies, swings and playground equipment for children, at least a dozen very nice tennis courts, a great skate park, a Frisbee golf course—plus a large sheltered area with picnic tables, counter tops for food prep or catered events, and built-in charcoal grills for cooking out!

Prairie Village is filled with beautiful statues found throughout the different communities. One of these is found in the neighborhood of Prairie Hills. This area is located in the heart of Prairie Village. The statue I mention is located at 71st & Cherokee and can be found with beautiful flowers during warmer days. It is a beauty!

How cool is it to have one of the greatest restaurants located in Prairie Village named the top restaurant in Kansas by Open Table? Located in the Prairie Village Shops, Cafe Provence has been named the #1 Restaurant in Kansas, in addition to many other awards! This is a popular restaurant frequented by locals.

If you're in or around Prairie Village on the 4th of July, and looking for something to do from the morning to noon hours, then come check out the annual VillageFest, held right next door to the Shawnee Mission East High School. It's a nice little event for families with tons of activities for the kids, from human hamster balls to petting zoos, great times are to be had! The festivities begin at 7:30 a.m. and start wrapping up around 1:00 p.m., which is perfect if you have evening plans to celebrate our Nations Independence. Food and fun; there is nothing you will want to miss at this year's VillageFest.

While I have driven through the Prairie Village/Mission Hills area most of my adult life - I have only really started to appreciate the charm of it since my husband and I moved into the area a couple of years ago. For three seasons of the year the beautiful trees hang over the streets and provide a charming outdoor landscape. My boys are now old enough to walk with friends to grab pizza at the Village Shops and take in the outdoors while doing so It reminds me of when I was young and we were free to play and be gone most of the day without care or worry. Kansas City, while big, also seems like several small communities when you breakdown the city. Prairie Village is just one of the many charming areas from which to choose.

Next time you are headed down to eat at the Village shops, assuming the weather is o.k., you might consider getting out of your car and taking a walk. You won't regret it!

Prairie Village Shopping Center has had a major renovation. During the month of October, it is all lit up for Breast Cancer Awareness month. Take time to enjoy the beautiful pink lighting.

The Shawnee Mission East High School Lancer Day Parade was recently held in the newly renovated Prairie Village Shopping area. This community event was enjoyed by students and spectators! The shopping area is a wonderful place to browse boutiques, get a bite to eat and more!

I love the Kentucky Derby. In fact, each year my parents, siblings, husband, and children don our hats, place our bets, and relish in the two most exciting minutes in sports.

As a Derby fan and Prairie Village resident, I was surprised to learn that Prairie Village is home to the only ever Kentucky Derby winner from Kansas. Lawrin won the Derby in 1938 and the farm where he trained is now Corinth Square. Follow the link to read the entire article!

Riders Up!

I love Prairie Village! In fact, PV is not only my favorite place to work, but it is also where my husband and I live and are raising our four kids.

There is little I appreciate more than good food and beverage so it's only natural that my first "Favorite Things Insight" feature my favorite PV restaurant- Story! The quaint setting, knowledgeable and friendly staff, amazing wine list, and excellent menu combine to deliver an elegantly relaxing dining experience right in the heart of the Village Shops.

Story offers a great happy hour Tuesday - Friday from 4:30 p.m. - 6:30 p.m. They also feature a $10 entree for members of their mailing list on Sunday evenings.

Prairie Village zigzags from 63rd Street to the North and 95th Street to the South. The Prairie Village Shops are located at 69th and Mission Road while the Corinth Shops are located at 83rd and Mission Road.. Both centers are filled with great restaurants and shops. These neighborhood destinations attract a lot of foot traffic. New Urbanism!

Prairie Village homes are in high demand. The Cape Cods are very popular. Floor plans are two bedrooms up and two bedrooms down or 3 bedrooms up.
Many of the homes have had a first floor family room addition. It makes such a difference.
Walk to shops, restaurants and grocery store...

One of the many reasons Prairie Village real estate continues to be a hot commodity in all markets is the unique amenities offered in the heart of it. Always evolving, the Village offers some interesting places you must see. The PV Post (pvpost.com), a great community website keeping neighbors up to speed on all of the local happenings posted the following about the new French Market that just opened this week:

"Earlier this fall, the Quillecs, who run the award-winning Café Provence just a few doors down from the new store, took a three-and-a-half week trip to Brittany to line up suppliers for French Market, and say a number of straight-from-France products will debut in the coming months. To start, though, the store is focused on offering take-home versions of some of the most popular fare from Café Provence. There are the restaurant's popular salad dressings, soups and quiche, as well as French standards like coq a vin and pate."

As you can imagine the residents of Prairie Village and all of Northeastern Johnson County are all very excited about the opening of Spin Pizza in Corinth Square. Corinth Square is shaping up into an A+ lifestyle center in the heart of PV. The neighborhood is becoming more desirable every day!
