If you need to mail anything at all, you must visit Goin' Postal in Liberty. It's the newest location and they are friendly, knowledgeable, timely, and they have fun holiday "bling" to shop. I was very impressed, and the kind gentleman who helped me was so great. I highly recommend and give them 10/10 stars!

We’re experiencing a “false fall”—a short-lived slice of mild, fall-like temperatures before typical summer heat returns. Morning lows in the upper 50s and highs in the low 80s feel more like early September than July. But don’t mistake it for autumn—warm weather is right around the corner.

This phenomenon happens when early seasonal changes arrive temporarily, usually in mid-July, but are followed by a “second summer” as hotter conditions return. We might get lucky this year, with lots of rain, the tree pigments get to fully develop, leading to bright leaf colors of vibrant yellows, oranges, and reds. Enjoy the weather while it lasts; it’s a rare opportunity for breezy mornings and pleasant evenings.

It's been a long time since I had been to BrewTop, and it was so yummy, the atmosphere was fun, the service was super, and the food/drinks were fabulous! My favorites are the following:

Appetizers: Over the Top Nachos and Buffalo Dip
    Handheld: Sweet Thai Wrap
    Salad: Buffalo Chicken Salad
    Pizza: Hawaiian Pizza
    Entree: Open-Faced Tenderloin
    Taco: Fajita Steak
    Dessert: Salted Caramel Pretzel Bites

Be sure to check out their live music in both locations, but the Northland location is off 152 HWY and I-29 Hwy, which is convenient for the entire KC Metro. Put Thai Orchid on your radar for your next dining out experience. There are two locations in the Kansas City Metro area - one in Mission, KS, and the second location by Top Golf in Gladstone, MO. They are now open Monday through Saturday and offer the biggest and top-rated (in my opinion) dishes. From Crab Rangoon to Calamari for appetizers to Pad Kee Maw to Pad Thai, if you are in the mood for noodles. Follow up with Pad Curry and Crying Tiger Fried Rice if you are craving a rice dish. You can make it seasoned to your liking by adding spicy sauce or red pepper flakes. I know you will love it, and the atmosphere will seem like you're in a big city! It's a great time of the year to picnic in the Northland! Here are a few spots to consider.

Macken Park (NKC Parks & Rec) offers large green lawns, picnic tables, playgrounds, sports fields—great for families or groups
Dagg Park provides a quieter, neighborhood feel with picnic areas and walking trails
Kessler Park, just adjacent to Macken, is ideal for a shady river-view spot
Berkley Riverfront Park, though technically just south, has stunning river views, playgrounds, walking trails, and plenty of picnic tables.
Columbus Park is a simple, open-space option with picnic tables—great if you want something low-key.
Harmon Park - located in Gladstone, this is a cozy local park with shelters and a family-friendly vibe
Smithville Lake lies a bit further north but offers lakeside pavilions and scenic picnic spots

Planning a great picnic in the Northland is easy with a little preparation. Many parks come equipped with useful amenities like restrooms, drinking fountains, playgrounds, and even grills. Macken Park stands out in particular, offering a wide range of facilities that make it a favorite for families and group gatherings. For those who value scenery, Berkley Riverfront and Kessler Park offer beautiful water views and open spaces perfect for a relaxing outdoor experience. If you’re organizing a larger event, be sure to check with North Kansas City Parks & Recreation about reserving a shelter—these can book up quickly, especially on weekends. All of these parks are conveniently accessible from key Northland neighborhoods such as Parkville, Liberty, and NKC proper, making them easy to reach whether you're planning a quick outing or a full-day picnic.

Before buying a home, it’s important to get financially prepared. Start by paying down debts to improve your debt-to-income ratio, which can help you qualify for better mortgage rates. Begin saving for key expenses, including a down payment—typically between 3% and 20% of the home’s price. There may be local or federal programs available to help with down payment assistance, so be sure to ask your lender. You’ll also need to plan for closing costs, which usually range from 2% to 5% of the loan amount, along with other expenses like home inspections, appraisals, and moving costs. During this time, avoid making major purchases or opening new lines of credit, as this can negatively affect your mortgage approval.

The next step is getting pre-approved for a mortgage. To do this, gather important financial documents such as your W-2s, recent pay stubs, bank statements, and a valid form of identification. With these in hand, you can apply for a pre-approval letter, which not only clarifies your budget but also makes you a stronger buyer in the eyes of sellers.

Once pre-approved, it’s time to find a real estate agent. After signing a buyer’s agreement, discuss your wants, needs, and deal-breakers so your agent can help narrow down the best options for you. With professional guidance, you’ll begin your home search with a clear understanding of what to look for and how to move forward confidently.

    DIY Tip of the Week
Clean your outdoor light fixtures! Bugs, dirt, and weather wear them down fast. A quick scrub with soap and water can brighten your porch, improve curb appeal, and extend bulb life.

Curb appeal still reigns supreme. Fresh mulch, trimmed hedges, and seasonal flowers can make your home pop. Bonus points: Repainting your front door in a bold, welcoming color (like navy, red, or black) adds personality that buyers remember.

These can usually be done over a weekend with minimal cost:

Go bold with colors like navy, deep red, black, or forest green.
Cost: ~$30 for paint and supplies.

    Cost: $15–$50.

    3. Planters with Flowers
Flank the door with two large pots or add flower boxes to windows.
Use seasonal flowers or hardy greens like boxwoods or ferns.

    Spring Home Buying DOs
    1. Get pre-approved early. Start with a mortgage pre-approval so you know exactly what you can afford and move quickly when the right home comes along.

    2. Act fast, but don’t rush. Spring is competitive—homes can go under contract quickly. Be prepared to move, but don’t skip inspections or waive contingencies unless it makes strategic sense.

    3. Work with a trusted real estate agent. An experienced local agent can help you navigate competitive markets, find off-market listings, and negotiate strong offers.

    4. Know your must-haves vs. nice-to-haves. It’ll help you stay focused and avoid getting swept up in the springtime frenzy.

    5. Visit homes at different times of day. Daylight changes everything! Checking the home in the morning and late afternoon gives you a better feel for lighting, traffic, and neighborhood vibes.

    6. Factor in landscaping and curb appeal. Spring can mask flaws. A lush yard might be hiding drainage issues or overgrowth. Look past the blooms.

    Spring Home Buying DON’Ts
    1. Don’t get caught up in bidding wars without a limit. Set a ceiling for your offer and stick to it. Emotion-based overbidding can lead to buyer’s remorse.

    2. Don’t skip the inspection. Even in a seller’s market, it's risky to skip this step. Hidden issues can be expensive surprises later.

    3. Don’t ignore the neighborhood. Springtime can make every area feel idyllic. Still take time to explore the surroundings, including schools, commute, noise, etc.

    4. Don’t assume the first home you love is the only one. It’s exciting, but there will be other opportunities. Stay calm and strategic.

    5. Don’t forget future costs. Property taxes, HOA fees, maintenance, and seasonal utility costs should all be considered beyond the mortgage.
