If you haven’t been out to Hodge Park lately, it’s time to put it back on your radar. This Northland favorite continues to grow, and the new pickleball courts are bringing a whole new level of energy to the area.

Pickleball has quickly become one of the fastest-growing sports in the country, and now Kansas City has even more space to play. Whether you’re competitive or just learning the game, the new courts at Hodge Park give players a great outdoor setting to gather, stay active, and build community.

But Hodge Park is more than just pickleball. The park offers scenic trails that connect to the Shoal Creek Trail system, making it a perfect spot for walking, running, or biking. There’s wide open green space, playground areas, shelters for gatherings, and beautiful natural surroundings that make it easy to spend an entire afternoon outside.

Just nearby, you’ll also find Shoal Creek Golf Course, the Shoal Creek Living History Museum, and other recreational amenities that make this part of Kansas City such a draw for families and outdoor lovers.

My besties took me to Gram and Dun in the Argosy Casino for a belated birthday celebration last week. I forgot how much I love their Brussels Sprouts, but did not get them this time. For my lunch, I picked the Shrimp and Grits along with a side salad and the house Sherry-Shallot Vinaigrette. WOO-nelly! Let me know what you order next time you go on your special occasion. Shoal Creek Park continues to be one of the Northland’s most loved outdoor destinations, and it just got even better. The addition of new pickleball courts has brought a surge of excitement and activity to the park, giving residents another reason to get outside and enjoy everything this area has to offer.

Pickleball has quickly become one of the fastest-growing sports in the country, and these new courts provide a dedicated space for players of all skill levels. Whether you’re new to the game or a seasoned player, the courts offer a welcoming place to meet friends, stay active, and enjoy some friendly competition in a beautiful outdoor setting.

More to Do at Shoal Creek Park
While pickleball may be the newest attraction, Shoal Creek Park has long been a destination for recreation, relaxation, and community connection. The park features scenic walking and biking trails that wind through wooded areas and along Shoal Creek, making it a favorite spot for morning walks, evening bike rides, and weekend strolls. The paved paths are ideal for walkers, runners, cyclists, and families with strollers.

History lovers can explore the Shoal Creek Living History Museum, a unique collection of preserved 19th-century buildings that offer a glimpse into Missouri’s past. The museum grounds are also a great place to picnic or simply enjoy the peaceful surroundings.

Open green spaces throughout the park provide plenty of room for picnics, casual games, or relaxing afternoons outdoors. It’s a popular spot for families, groups of friends, and anyone looking to unplug and enjoy nature without leaving the city.

A Community Favorite in the Northland
The new pickleball courts are a great addition to an already vibrant park and highlight what makes the Shoal Creek area such a desirable place to live. With recreational amenities, natural beauty, and local history all in one place, Shoal Creek Park continues to be a cornerstone of the Northland community.

Whether you’re heading out to play a match, take a walk on the trails, or spend the afternoon exploring the park, Shoal Creek offers something for everyone.

If you’ve been watching the Northland Kansas City real estate scene, here’s what’s happening right now—and why it matters for buyers and sellers. Homes are still in demand, with buyers remaining active but cautious. Move-in-ready homes that are priced right are attracting attention quickly. Inventory is shifting compared to last year, giving buyers a bit more breathing room, but sellers still need to make their homes stand out through strong curb appeal and thoughtful updates. Interest rates have fluctuated, impacting affordability and purchasing power, which is why buyers are being more strategic and benefiting from connecting with a lender early to gain clarity.

Certain neighborhoods continue to draw strong interest, especially those offering walking trails, good schools, and convenient highway access, while cul-de-sac homes and open floor plans remain highly sought after. What does this mean for you? Sellers should focus on smart pricing, staging, and highlighting modern updates, while buyers should be prepared to move quickly when the right home becomes available. For everyone involved, staying informed is key to making the best decision for your goals.

We’re experiencing a “false fall”—a short-lived slice of mild, fall-like temperatures before typical summer heat returns. Morning lows in the upper 50s and highs in the low 80s feel more like early September than July. But don’t mistake it for autumn—warm weather is right around the corner.

This phenomenon happens when early seasonal changes arrive temporarily, usually in mid-July, but are followed by a “second summer” as hotter conditions return. We might get lucky this year, with lots of rain, the tree pigments get to fully develop, leading to bright leaf colors of vibrant yellows, oranges, and reds. Enjoy the weather while it lasts; it’s a rare opportunity for breezy mornings and pleasant evenings.

Before buying a home, it’s important to get financially prepared. Start by paying down debts to improve your debt-to-income ratio, which can help you qualify for better mortgage rates. Begin saving for key expenses, including a down payment—typically between 3% and 20% of the home’s price. There may be local or federal programs available to help with down payment assistance, so be sure to ask your lender. You’ll also need to plan for closing costs, which usually range from 2% to 5% of the loan amount, along with other expenses like home inspections, appraisals, and moving costs. During this time, avoid making major purchases or opening new lines of credit, as this can negatively affect your mortgage approval.

The next step is getting pre-approved for a mortgage. To do this, gather important financial documents such as your W-2s, recent pay stubs, bank statements, and a valid form of identification. With these in hand, you can apply for a pre-approval letter, which not only clarifies your budget but also makes you a stronger buyer in the eyes of sellers.

Once pre-approved, it’s time to find a real estate agent. After signing a buyer’s agreement, discuss your wants, needs, and deal-breakers so your agent can help narrow down the best options for you. With professional guidance, you’ll begin your home search with a clear understanding of what to look for and how to move forward confidently.
